You’ve got a Roth IRA and you’re thinking a lot lately about returns on your IRA when times get tough, like now. One of the best investments for any IRA, including a Roth IRA, is in real estate.

Believe it or not Roth IRA investments in real estate are STILL the single best investment you can make right now in 2008, when the economy is terrible and the real estate market in turmoil.

But surely you wouldn’t make a Roth IRA real estate investment in the current market? The real estate market is in meltdown. Why would you invest your retirement plan in a real estate market that looks a little like the Titanic, going down.

Real estate as an investment is alive in well in 2008, whether you’ve got a Roth IRA or any sort of employer sponsored retirement plan.

Of course you always need to examine your plan and see what investments are allowed. With many plans you have a limited or non existent right to invest your own retirement funds yourself, or if you do you can only invest in a limited range of investments.

Basic Investment Principles In The Stock Market – Part 2

This is part 2 of the four part series on the discussion of principles of investment in the stock market. In the first part, the first principle involved realizing that the stock market is just another investment vehicles and that before you start investing in the stock market, you must realize that there are other vehicles of investments. 2.) You must know that investing in the stock market is a roller coaster ride – One of the advantages of the stock market is that there are times when it really climbs up then really big profits are made. However when it really goes down then really big losses are also made.

The general strategy is to sell when the market is up and to buy when the market goes down. About two years ago when I started investing, the Philippine Stock exchange index was only about 2000 + points. I’ve seen it go up to 2500 points and slide back to the 2000 level in the middle of 2006. It slowly and steadily climbed up to the 3200 level in the 1st quarter of 2007 and dropped in a very short period of time during the last days of the 1st quarter of 2007. It climbed steadily to a high of 3700+ points in July 2007 but slid back below 3000 points a month after. By October 2007 it climbed steadily to its highest at 3800+ points. A month after it dropped to 3600+ points.

No longer do larger families have to put up with arguments over the one bathroom. Ensuites are great investments that don’t necessarily need an extension although it may encroach on valuable living space. Designing an ensuite to add into a bedroom may result in less room but the rewards are far greater.

When I started investing I dug out materials in the internet related to the stock market especially the Philippine stock market. I bought books on the stock market. As with any property investment, rentals need extensive research into the market and a considerable financial commitment. Also, the investor needs to be fully knowledgeable of the pros and cons of the kind of investment rental property he is seeking to obtain. One family homes, for example, generate much less rent than apartment complexes but are much easier to get and cost less to maintain. Apartment complexes, on the other hand, generate more income but require that much more care and commitment in order to keep their value (via repairs|fixes, renovations or simple every day maintenance|upkeep) and have a significantly higher upkeep.

Today’s economic crisis has led to a property fire sale as properties all over the place are being foreclosed. While this creates an excellent time to buy homes or buildings as investments, the disappearing of credit lines has made it a bit harder to secure loans from banks or credit unions that are in the best interests of the person investing.

Investment property financing is different from financing a home. For one thing, it most of the time needs a higher credit rating. For another, the initial investments seem to be to be considerably larger.

However, with a decent enough credit score, proper diligent research and enough knowledge of the current market it is possible to secure a fixed rate mortgage to take care of the entire cost of the property for 15 or even 30 years. Should this prove impossible, however, there are still a myriad methods to get investment property financing. In hard times like these, for example, it is not abnormal for seller financing to be an option.
